How to ensure that you are the winning offer on offer night?

How many stories have we heard about Buyer’s losing out on twenty offers in a row and giving up on their dreams of home ownership? In my over 20 years as a real estate professional, I have never had a Buyer give up on me in that process. The reason why is because I set up a Buyer's consultation first before going out and looking for a house to purchase. This is arguably the most important meeting throughout the entire buying process and it sets the expectation for the entire working relationship. Quite often the Buyer’s bidding are not adequately prepared to purchase a house and this responsibility falls solely on the agent representing the Buyer. To make sure you are explaining to your Buyer about market value. Advising on location. To ensure that they have a bank draft on offer night and a handwritten letter to the Seller’s to give the Buyer's an advantage. Always stay positive and keep the morale high with your Buyer client's. Quite often the buying process is like a roller coaster ride with multiple offers. When Buyer's see a house that they love do everything that you can to secure the deal without pulling them out of their comfort zone.
